Getting Started with FundDirector

Welcome to FundDirector. This guide walks you through the initial setup process so you can start managing your portfolio in minutes. Step one is creating your account and your first portfolio. A portfolio in FundDirector represents a fund or investment vehicle. You'll set the portfolio name, vintage year, target size, and other basic metadata. Next, add your assets. You can enter properties manually or use our smart import to pull property details from public records. For each asset, you'll set the acquisition date, purchase price, and current valuation. Once assets are in place, add your units and lease data. Units represent the rentable spaces within each asset — offices, retail bays, apartments, etc. Leases attach to units and carry the rent roll details that drive your pro forma. With your property data loaded, configure your debt. Enter loan terms, interest rates, maturity dates, and covenant requirements. FundDirector automatically generates amortization schedules and tracks compliance. Finally, connect your accounting system. Our QuickBooks Online integration syncs actuals automatically, so your budget-to-actual comparisons stay current without manual data entry.
